The starting price already includes PMA setup, all permits, notary fees, and standard furniture. Property tax (BPHTB) is around 5% of the deal value, paid on closing.

12 to 18 months for a new build, depending on the villa size. Ready stock villas can hand over within 60 days. We send monthly progress photos during the build.

Yes. You can pick from 3 finish packages and adjust soft elements like paint and tiles. Structural changes are possible if you reserve before piling starts.

Are PMA and all permits handled?

Yes. PMA company setup, IMB or PBG building permits, SLF, and notary work are all handled by our local team and included in the starting price.

Is there a construction warranty after handover?

Yes. 2 year structural warranty, 1 year on finishes, and lifetime support for major issues caused by our build. We respond within 48 hours.

What's the payment plan, and is financing available?

Accepted Answer

5% reservation, 30% on contract signing, then milestone payments during build, with the final 30% on handover. We can introduce you to local banks that offer mortgages to PMA companies.

Is property management included after handover?

Accepted Answer

Yes. 1 to 2 years of property management is included free, depending on the villa. After that, our team continues at 15% of rental revenue or a fixed monthly fee.

How does the leasehold or freehold transfer to my name work?

Accepted Answer

Leasehold villas are signed direct to you in front of a notary. Freehold via Hak Pakai or PMA is set up by our legal team, with the title issued in your name or your PMA's name.
